Another golf course may be going the way of new housing, though this one closed more than a decade ago.
Pulte Group is proposing 405 homes on the former Oak Tree Golf Course in Oakland Park.
The company received the first of land-use approvals from the City Commission in July for its mix of 288 single-family homes and 117 townhouses.
The zoning and site plan applications come next. Construction could start by the end of 2019.
Andrew Maxey, PulteGroup’s director of land acquisition, said golf courses are among the only options left for new home construction in Broward County, because there “continues to be that lack of supply and growing demand. It’s a land-constrained market, and that’s only going to get worse.”
PulteGroup has another project on a former golf course: It’s building 152 homes on what once was the Woodmont Country Club.
In Oakland Park, PulteGroup’s plan originally included 850 homes, the majority of them townhomes. But the homebuilder scaled down the plan after community outrage last year.
“At the end of the day, I think the community spoke, they said: We want a lower density project,” Maxey said, including homes with a “larger floor plan, more square footage, higher home values.”
He said townhome prices would start in the $300,000s, and the single-family homes, a mix of one and two stories, would cost from the $400,000s to $600,000s.
PulteGroup is under contract to buy the land from Blackwood Partners LLC and Blackshore Partners LLC, and is expected to close in late 2019 after approvals are done.
Maxey said he’s excited about the location and thinks the site’s proximity to Fort Lauderdale makes it appealing for job-seekers.
“Oakland Park is a growing and vibrant district,” he said.
